Uzbekistan’s housing sales rise 15% as Tashkent leads the market
Nearly 30% of all housing purchase and sale transactions in Uzbekistan in 2025 were concluded in Tashkent, underscoring the capital’s dominant role in shaping nationwide real estate trends, according to a new report by the Center for Economic Research and Reforms.

The analytical review shows that the total number of housing transactions across the country reached 295,000 last year, marking an increase of more than 15% compared to 2024.
The strongest growth in transaction activity was recorded in the regions. Bukhara region posted the highest increase at 25.7%, followed by Syrdarya region with 23.3% and Samarkand region with 19.7%.
Tashkent remained the largest and most active housing market. Around 84,000 transactions were completed in the capital in 2025, accounting for about 30% of the national total. The volume of housing sales in Tashkent rose by 18.2% year on year.
On the secondary housing market, average prices nationwide increased by 7.9%. The fastest price growth was observed in Surkhandarya region, where prices rose by nearly 19.5% over the year. Significant increases were also recorded in Fergana region (15.5%), the Republic of Karakalpakstan (15.6%), and Jizzakh region (14.3%).
At the same time, some regions experienced short-term price declines in certain months, including Andijan, Syrdarya, and Khorezm regions.
Tashkent continued to lead the country in terms of price levels. The average price per square meter on the capital’s secondary housing market exceeded $1,100. In Samarkand region, the average stood at $834 per square meter, while in Tashkent region it was $682.
The most affordable housing was recorded in the Republic of Karakalpakstan, where the average price was about $378 per square meter. Relatively low prices also persisted in Kashkadarya, Syrdarya, and Khorezm regions.
Despite its overall dominance, price growth on Tashkent’s secondary market remained modest in 2025. Prices increased by just 0.6% on average, with declines registered in several districts. In contrast, the primary housing market in the capital showed stronger momentum.
The average price of newly built housing in Tashkent rose by more than 9% over the year. The sharpest increases were recorded in Mirabad district (18%), Yashnabad district (14%), and Mirzo Ulugbek district (13.5%).
Rental prices in the capital also continued to rise. By the end of 2025, the average rent in Tashkent reached approximately $8.8 per square meter, up 7% compared to the previous year. The highest rental rates were observed in the central districts of Shaykhontohur, Mirabad, and Yakkasaray, where rents reached around $11 per square meter.
More pronounced growth in rental rates was recorded in Almazar, Yashnabad, and Shaykhontohur districts, where rents increased by an average of 11% over the year.
