The regulator’s latest real estate market review shows that rental prices in apartment buildings increased throughout April–June.

In soum terms, the average rental price in apartment buildings was 7.1% higher in June than a year earlier. Measured in US dollars, the increase was nearly twice as high, reaching 13%.

The Central Bank’s rental price index covers apartments in multi-unit residential buildings and excludes detached houses.

Rental prices in Tashkent

In Tashkent, the average asking rent reached $9.5 per square meter per month in June, equivalent to about UZS 114,000. At that rate, a 50-square-meter apartment would have an asking rent of around $475 per month.

Compared with June 2025, asking rents in the capital rose 5.8% in soum terms and 11.6% in dollar terms.

The number of rental listings also changed during the second quarter. According to the Central Bank, the number of rental advertisements posted on public online platforms increased by 4.9% from the first quarter.

The trend was uneven during the quarter. The number of listings declined in April and May before rising again in June, partly offsetting the earlier drop.

The Central Bank attributed strong rental demand in Tashkent to several factors, including the expansion of the services sector and business activity, internal migration and continued demand for temporary accommodation.

Separate analysis by the Institute of Macroeconomic and Regional Studies showed that the median rent in Tashkent was $550 in May, unchanged from April but 10% higher than a year earlier.

The largest shares of listings were recorded in Mirzo Ulugbek, Mirobod and Yunusabad districts, while the highest rental prices were reported in Mirobod, Shaykhantahur and Yakkasaray districts.

Two-room apartments remained the largest segment of the rental market, accounting for 59.6% of listings. The median monthly rent was $400 for one-room apartments, $500 for two-room apartments, $700 for three-room apartments and $800 for apartments with four or more rooms.
