Tashkent rental market sees rapid expansion as annual prices climb over 9%
The rental housing market in Tashkent is expanding at a faster pace than property sales. Over the past year, average rental rates in the capital rose by 9.1%, outpacing the 7.6% growth recorded in the overall housing price index.

According to a report by the Center for Economic Research and Reforms covering the end of April 2026, the average cost of renting a home in Tashkent stood at $9.2 per square meter during the month.
Premium rental rates remain concentrated in the Mirobod, Shaykhontohur, and Yakkasaroy districts, where tenants pay an average of around $11 per square meter.
In terms of annual growth, Yashnobod district experienced the sharpest surge, with rental prices jumping by 18.2%. Significant increases were also recorded in Bektemir and Yunusobod districts, where rates went up by 16.7% and 14.3% respectively.
Concurrently, the secondary housing market in Tashkent is showing moderate upward movement. In April, the average price for resale property reached approximately $1,150 per square meter.
The primary housing segment demonstrated slightly stronger momentum, with the average cost per square meter of newly built apartments rising by 8.8% on an annual basis.
