Uzbekistan’s housing market records 12% sales growth in January

Housing sales in Uzbekistan increased by nearly 12% year-on-year in January 2026, while price growth on the national real estate market remained moderate, according to a review by the Center for Economic Research and Reforms.

Analysts reported that 28,600 real estate purchase and sale transactions were registered in January, marking a 12% increase compared with the same period last year.

Since the beginning of the year, sales have expanded across multiple regions. The most pronounced growth was recorded in Tashkent, which accounts for nearly one-third of the total market volume. In the capital, the number of transactions surged by 33.4% year-on-year – the highest rate among all regions.

Significant increases were also observed in Samarkand region, where sales rose by 26%, and in Syrdarya region, which posted a 24% increase.

Secondary market prices edge higher

On the secondary housing market nationwide, prices rose by an average of 0.9% over the month and by 8% compared with January 2025.

The fastest annual price growth was recorded in Surkhandarya region and Syrdarya region, where the average cost of housing increased by approximately 24%. In Khorezm region and the Republic of Karakalpakstan, prices climbed by around 16% over the year.

In Tashkent, the average price per square meter on the secondary market reached about $1,120 in January, up 0.6% month-on-month and nearly 2% year-on-year. The highest annual price growth for secondary housing in the capital was observed in the Yakkasaray district at 5.7% and the Mirabad district at 4.3%.

Primary market and rental segment show stronger momentum

A more pronounced increase was recorded in the capital’s primary housing market. Compared with January last year, the average price per square meter in newly built housing rose by more than 9%. The sharpest growth was seen in the Mirabad district at 18.4% and the Mirzo-Ulugbek district at 17.3%.

The rental market also demonstrated positive dynamics. In January, the average rental rate in Tashkent stood at about $8.8 per square meter, representing a 9% increase year-on-year.

The highest rental rates remain concentrated in central districts – Mirabad, Shaykhantakhur, Yakkasaray and Mirzo-Ulugbek – where average rents reach approximately $11 per square meter.

At the same time, the most notable acceleration in rental price growth was recorded in the Almazar, Yunusabad, Yashnabad, Chilanzar and Mirzo-Ulugbek districts, where rates increased by an average of about 13% over the year.
