Gap between wages and property costs narrows across Uzbekistan
According to recent data from the Central Bank of Uzbekistan, the ability of the population to purchase housing has seen a notable improvement. In the capital city, housing affordability increased by 14 percent, driven by a faster growth rate in household income compared to real estate prices.

The report indicates that last year, the average monthly salary in the country rose by 19 percent, while total per capita income increased by 16.6 percent. This upward trend in earnings has had a positive impact on the general purchasing power of the population. Across all regions of the republic, the ratio between the average price of one square meter of housing and the average monthly wage has declined, suggesting that real estate is becoming more accessible to the average citizen.
In 2025, the average price for one square meter of housing in Tashkent stood at UZS 14.9 million, while the average monthly salary reached UZS 10.7 million. Consequently, the price-to-income ratio in the capital dropped to 1.38, down from the 1.77 recorded in 2024.
This shift means that an average monthly salary in Tashkent now covers approximately 72 percent of the cost of one square meter of residential property. This represents a substantial rise from 2024, when the same salary covered only 58 percent of a square meter.
