Tashkent real estate market shows modest price growth in June

Housing prices in Tashkent remained largely stable over the past month despite continued population growth, according to an analysis published on July 3 by the National Center for Mass Appraisal of Real Estate.

Using data from major online property trading platforms, the center examined average market prices for residential and commercial real estate across the capital. The analysis found that prices in most districts changed only marginally, with growth remaining moderate.

As of July 1, the average price of apartments in multi-unit residential buildings stood at UZS 16.5 million per square meter, up slightly from UZS 16.4 million a month earlier.

The highest apartment prices were recorded in Shaykhantakhur district, where the average reached UZS 25.3 million per square meter. It was followed by Mirobod district at UZS 23.2 million and Yakkasaray district at UZS 20.5 million.

The lowest apartment prices were observed in Yangihayot district, averaging UZS 11 million per square meter, followed by Sergeli district at UZS 11.45 million and Bektemir district at UZS 11.5 million.

The market for detached houses also saw only a slight increase. The average price of one sotix (100 square meters) of land rose from UZS 912.9 million to UZS 916.9 million over the month.

Mirzo Ulugbek district remained the most expensive area for detached houses, with one sotix of land priced at an average of UZS 1.72 billion. Yakkasaray ranked second at UZS 1.64 billion, followed by Yunusabad at UZS 1.44 billion.

The most affordable land prices for detached houses were recorded in Bektemir district at UZS 394 million per sotix and Yangihayot district at UZS 405 million.

Prices for detached houses declined slightly in only two districts during the month, falling by 0.5% in Sergeli and 0.1% in Chilanzar.

According to the Ministry of Economy and Finance, mortgage loans were issued to 21,553 citizens across Uzbekistan during the first five months of 2026.

The government has also introduced new measures to support homebuyers. Citizens who receive mortgage subsidy certificates will now be allowed to earn interest on those funds while they remain in bank accounts. In addition, a government resolution that entered into force on July 4 approved a procedure for providing housing subsidies to certain categories of medical workers purchasing homes.
