Uzbekistan ranks 84th globally in apartment price affordability

According to the financial research portal Finder, the average price of a well-renovated three-room apartment in central Tashkent is $97,000. Globally, the cheapest comparable apartment is in Cuba at $23,000, while the most expensive is in Singapore at $1.37 million. How do property prices compare in other countries, and how long would it take an average wage earner to afford a home?

Housing is among people’s most basic needs, which is why property prices always draw attention. To compare housing costs across countries, a standardized benchmark must be used.

Finder, a UK-based financial research portal, reported that in 2025, the average cost of a 59-square-meter, two-bedroom, one-living-room apartment in city centers across 123 countries amounted to $208,500.

The cheapest property of this type is in Cuba – about nine times cheaper than the global average – while the most expensive is in Singapore, where prices are 6.5 times higher than average.

In the ranking compiled from data on 123 countries, Cuba, Venezuela, Pakistan, Libya, and Bangladesh are among the five cheapest for apartments of this type, while Singapore, Switzerland, South Korea, Luxembourg, and Taiwan are the five most expensive. Uzbekistan ranked 84th in the list.

Average apartment prices in some of the countries included in the ranking are as follows:

  • Russia – $193,500
  • Turkey – $125,400
  • Azerbaijan – $119,900
  • Belarus – $111,800
  • Georgia – $96,800
  • Uzbekistan – $96,800
  • Kyrgyzstan – $84,500
  • Kazakhstan – $76,300
  • Tajikistan – $54,500

Since these figures only reflect apartment prices, it would be premature to classify them as cheap or expensive without also considering purchasing power.

For example, the average monthly salaries in the countries listed are approximately:

  • Russia – $1,250
  • Kazakhstan – $830
  • Belarus – $819
  • Georgia – $803
  • Azerbaijan – $645
  • Turkey – $575
  • Kyrgyzstan – $522
  • Uzbekistan – $482
  • Tajikistan – $288

Based on these numbers, it is possible to calculate how long it would take an average wage earner in each country to buy a three-room apartment if their entire monthly income were saved without any other expenses:

  • Kazakhstan – 7 years 8 months
  • Georgia – 10 years
  • Belarus – 11 years 2 months
  • Russia – 12 years 11 months
  • Kyrgyzstan – 13 years 6 months
  • Azerbaijan – 15 years 6 months
  • Tajikistan – 15 years 9 months
  • Uzbekistan – 16 years 9 months
  • Turkey – 18 years 2 months

It should also be noted that even if someone saves their monthly salary, housing prices will not remain unchanged after 10 years. These calculations are intended to illustrate the difference between prices and purchasing power across countries. Over time, both average wages and housing prices are expected to change.
